In the pursuit of what is a truly good house in order to realize the creation of a beautiful house and townscape, we often encounter difficult problems. However, just like the joy of solving a difficult puzzle, the happiness we feel when we find the answer is exceptional. The joy of creating is also the joy of thinking. TOKYO GUMI is a group of people who love to create and think. There may be times when we are not up to the task. But at least we have the passion to think hard about how to create beautiful cityscapes.

What is a truly good house?

A safe and eco-friendly house is no good if it is poorly designed, and a well-designed house is no "good house" if it is not safe to live in.
A good house is a well-balanced house that does not sacrifice design, quality, peace of mind, or cost.

1 Customizable space and construction

Free design is available from the construction method as well as the structure. Professionals who know the features of the structure and construction method will coordinate with your plan and budget. We will propose a well-balanced "good house" without sacrificing anything in terms of layout, design, quality, security, cost, etc.

2 Can be matched with an architect.

Since we have about 40 design firms, we are able to match the client with the designers they desire. In addition to design firms, we are expanding the range of our proposals by partnering with our own original building materials and a long-established Italian tile manufacturer.

3 Low cost due to in-house development and direct procurement of building materials

In order to obtain good quality at minimum cost, we develop and manufacture our own building materials and technology. Low costs are achieved by eliminating all unnecessary design costs and margins.

Hearing

We will listen to all your requests and questions.

Step3

Rough plan and rough estimate

We will present a rough plan and a rough estimate based on the hearing.

Step4

Design contract

If you are satisfied with the design plan and price, we will conclude a contract agreement. Proceed to meetings for more specific plans and design.

Step5

Detailed hearings and meetings

We will ask you detailed questions about how you would like to live, and draw up a detailed plan.
In addition, we conduct a third-party ground and water survey.

Step6

Coordination of plans and estimates

After around 6 detailed meetings, the plan is finalized.
*It will be difficult to change the plan after that.

Step7

Apply for building permit and finalize acquisition estimate

The completed drawings will be reviewed to ensure that there are no problems with the building code.

Step8

Memorandum agreement

Upon the start of construction, we will sign an additional change agreement and check the building layout with the architect and site supervisor.

Step9

Building construction begins

Finally, construction begins. The standard construction period is 4-5 months (2-3 stories) and about 6 months for the basement.

Raising the ridgepole

The roof is put on (ridgepole raising). The architect and site supervisor will be present at this time to check the structure, wiring locations, etc.

Step11

Completion of construction

Almost complete!
Before the handover, you will have a final check of the construction workmanship, equipment, lighting, etc. with the architect and site supervisor.

Step12

Completion and delivery

The long-awaited move-in!
We will give you the handover documents (warranty card and instruction manual) together with the key.

Step13

After-sales service

One-year (11th month) and two-year (23rd month) inspections will be conducted after delivery.
We can also provide inspections every 5 years upon request.
